Black Butte Ranch Major Home Addition & Remodel​

This large-scale home addition and remodel in Black Butte Ranch significantly expanded and modernized the residence while preserving the architectural character expected in one of Central Oregon’s premier resort communities. Simpson Construction added approximately 1,600 square feet, bringing the home’s total size to 3,260 square feet, and completed a full interior and exterior transformation designed for comfort, functionality, and long-term durability.

Interior Expansion & Living Spaces

The addition included a new two-car garage, a spacious family room, two new bedrooms, and a fully redesigned owner’s suite bathroom connected to an existing bedroom. The kitchen was expanded to create a larger footprint, featuring all-new cabinetry, countertops, flooring, and a functional island with a built-in microwave. Matte black fixtures and finishes were used throughout the kitchen to create a cohesive, modern aesthetic. New recessed can lighting was installed across the home to enhance both ambient and task lighting.

Both the new and existing bathrooms were fully remodeled. The owner’s suite features a custom 4’ x 8’ tile shower with a single shower head, a soap niche, and 3/8” shower glass, paired with a double-sink vanity, tile flooring, and a dedicated soaking tub with premium fixtures sourced through Ferguson. The hall bathroom was upgraded with a new tile shower, updated vanity, and matching glass enclosure. The entire interior was completed with new paint throughout, seamlessly blending existing spaces with the new addition.

Exterior Upgrades & Outdoor Living

At the main entry, a new composite deck was constructed with open beams and a tongue-and-groove ceiling, supported by faux stone-wrapped columns to create a welcoming and durable architectural focal point. The rear deck was also upgraded with new composite decking and open beam details to maintain a consistent design language throughout the exterior living spaces.

The home exterior was fully refreshed with new windows, Hardie board-and-batten siding, 2×12 fascia boards, and a complete exterior paint and exposed beam staining package. The project was finished with a new architectural composition roof and all-new gutters, ensuring long-term protection and performance in Central Oregon’s mountain climate.
